83% of internet consumption is video. With this data, there is no doubt that customers are tired of seeing houses in photos and are increasingly demanding more videos of properties.

But what kind of video should we send to a customer who is interested in one of our properties?

There are basically three types of real estate videos that are differentiated by their purpose and duration. The Listing Video, the House Tour Video and the Area Tour Video. You can find them named in different ways, but their purpose is the same.

To get an idea quickly, when a client is looking for a certain type of property in a certain area, we will send the Listing video of the four or five properties that fit his request (because it is a short video with a great capacity to make an impact) and after a first discard, of the property that has shown more interest we will send him the House Tour (because it is a video that shows the whole house as it is). Finally, we will extend the information by sending the Area Tour or Video of the area where the property is located so that you can get an idea of the type of buildings in the area, situation, landscapes, services, common areas, recreational facilities…

This reduces the physical visits necessary to sell a property, as we put in the hands of the client a powerful tool to make decisions without having to travel. and discard in a faster way.

1. Listing Videos (Property Listing Videos)

Highlight videos are brief horizontal-format presentations that showcase the most attractive and unique features of a property. These videos are designed to quickly capture the viewers’ attention and spark their interest in the property.

They are usually 1 minute or so in length and use a combination of cinematic shots and attractive music. These are 2-3 second long shots taken from different angles.

They can include shots of the interior and exterior of the property, focusing on highlights such as the living room, kitchen, bedrooms, garden or any other features that make the property stand out as decorative elements that deserve to be highlighted.

Mixed shots, where a person narrates, did not used to be used, as these videos generally focus more on a striking visual presentation, but are increasingly being incorporated, as it offers a differentiating aspect for agencies and allows the property video to be personalised.

Purpose:

The purpose of highlight videos is to generate interest and attract potential buyers or tenants through a quick and eye-catching presentation of the property.

These videos are ideal for sharing on Real Estate Portals, property websites and email marketing campaigns, providing a strong first impression that can lead to further views and enquiries about the property.

2. House Tour (Walkthrough Video)

House tours are detailed vertical-format video walkthroughs that allow viewers to explore a property without the need to be physically present.

These videos, between 2 and 10 minutes in length, are particularly useful for potential buyers or renters who want to get a full view of the property before deciding to visit it in person.

They are produced to provide an immersive experience. They can include a narration or guide describing the features of each room, highlighting important aspects such as the design, finishes, furnishings and any special features and it is also common to take a non-stop tour from start to finish of the property.

Purpose:

The main purpose of House Tours is to enable potential buyers or renterss to get a full and detailed experience of the property, helping them to make informed decisions about whether to visit in person.

This tool is particularly useful in today’s property market, where availability and efficiency in viewing properties is key to speeding up the buying or renting process.

3. Área Tour

The Area Tour is a fantastic opportunity to complete the information on a property by taking a complete video tour of the entire area to provide valuable information and facilitate the decision of where to live or invest.

Purpose:

It is a visual tool that provides an immersive and detailed experience to show the different aspects and places of interest within the urbanisation or specific area from a virtual perspective.

It offers a detailed presentation of the different aspects surrounding the house, such as its streets, accesses, neighbouring houses, landscapes, services, common areas, recreational facilities and any other relevant element.

4. Differences and Purpose

    • Listing Videos: These are shorter and more concise, usually between 1 and 2 minutes, focusing on the most outstanding and attractive features of the property.
    • House Tours: These are longer and more detailed, providing a complete and comprehensive view of the entire property, usually between 3 and 20 minutes.
    • Área Tours: These are longer videos, showing aspects of interest such as the surrounding area of the property. They usually last between 3 and 10 minutes.
